Chicago at Your Doorstep

River North puts some of Chicago’s most recognizable architecture, restaurants, galleries and riverfront experiences within blocks of home. Set just north of the Chicago River and west of Michigan Avenue, the neighborhood combines the energy of downtown with an unusually varied residential landscape, from converted timber lofts and boutique condominium buildings to full-service luxury towers overlooking the skyline and river.

This is decidedly urban Chicago. Restaurants stay busy, nightlife extends well beyond dinner, hotels bring a steady stream of visitors, and the streets shift noticeably between weekday business hours and evenings and weekends. For buyers who want a downtown address with immediate access to dining, culture, transportation and the Loop, River North remains one of the city’s most established options.

I also know River North from the inside. I lived here for 11 years, giving me a firsthand understanding of how differently the neighborhood can live from one block, building and pocket to the next.

Living in River North

One of River North’s defining characteristics is how much can change within just a few blocks.

Closer to the Chicago River, high-rises frame some of the city’s most recognizable views and provide easy access to the riverfront. Around the former warehouse district, historic commercial buildings have been converted into lofts, galleries and residences. Move north and west and the scale becomes more varied, with boutique condo developments, townhomes and quieter residential pockets mixed among restaurants and businesses.

The result is a neighborhood that can feel dramatically different depending on the specific address.

River North is also closely connected to Chicago’s design history. theMART anchors the riverfront and remains a major center for architecture, interiors and design, while galleries and former warehouse spaces reflect the neighborhood’s evolution from an industrial district into one of Chicago’s best-known art and design destinations.

River North Real Estate

River North is predominantly a condominium and apartment market, but buyers will find considerably more variety than the skyline might suggest.

Housing options include:

• Luxury high-rise condominiums with doorman and amenity services
• Contemporary glass towers
• Timber and concrete loft conversions
• Boutique elevator buildings
• Townhomes and row homes
• Penthouses and larger combined residences
• Newer construction alongside buildings dating back decades

For buyers, comparing River North properties requires more than comparing square footage and finishes.

Two similarly priced condos can carry very different monthly assessments, reserves, staffing levels, rental policies, upcoming capital projects and long-term ownership costs. Older loft conversions present a different set of considerations than newer luxury towers, while highly amenitized buildings can come with substantially higher operating expenses.

In River North, understanding the building is part of understanding the property.

That means reviewing association financials, reserves, meeting minutes, planned projects, special-assessment history and building-specific resale considerations before making a decision.

Dining, Design + Culture

River North has one of Chicago’s highest concentrations of restaurants, cocktail bars, hotels and entertainment venues. Long-established Chicago names sit alongside chef-driven restaurants, steakhouses, international concepts, rooftop venues and continually changing openings.

The neighborhood is also home to the Richard H. Driehaus Museum, House of Blues, numerous galleries and design showrooms, and architecturally significant buildings including Marina City and Mies van der Rohe’s 330 N. Wabash.

Along the neighborhood’s southern edge, the Chicago River creates another layer of activity, with waterfront restaurants, architecture cruises, boat access and views toward the downtown Riverwalk. Art on theMART transforms the river-facing façade of theMART into a large-scale projected art installation during its seasonal programming.

Michigan Avenue shopping is immediately east, while the Loop, Streeterville, Gold Coast and Old Town are all easily accessible from different parts of the neighborhood.

Getting Around

River North is one of Chicago’s most connected downtown neighborhoods.

Depending on the address, residents have access to the CTA Red, Brown and Purple Lines, numerous bus routes and nearby Divvy stations. The Chicago Avenue Brown and Purple Line station sits at Chicago and Franklin, while Red Line stations along State Street provide additional access through the eastern portion of the neighborhood.

Much of the Loop is also accessible on foot, making River North particularly convenient for anyone prioritizing proximity to downtown offices, restaurants, hotels or cultural destinations.

Drivers have relatively direct access to the Kennedy Expressway from the western side of the neighborhood, though parking arrangements vary considerably from building to building.

Schools + Education

If schools are part of your search, options in and around River North include public, private and early-childhood programs.

Ogden International School of Chicago is a CPS neighborhood school for PK–8 for addresses located within its attendance boundary and operates multiple campuses. High school admission follows a separate CPS application process.

Because attendance boundaries and enrollment requirements are address-specific, buyers should verify the assigned neighborhood school for any property directly through the Chicago Public Schools School Locator rather than relying solely on a neighborhood name.

River North also has several private preschool and early-childhood programs within the neighborhood, with additional public, selective-enrollment and private school options throughout the surrounding downtown and Near North Side.

Explore River North

River North works differently from many Chicago neighborhoods because there is no single version of living here.

A river-view tower can offer an entirely different experience from a timber loft five blocks away. A full-service building with extensive amenities carries a different ownership profile from a smaller condominium association. And even within the same few streets, traffic, nightlife, views and building density can vary substantially.

Having both lived in River North for 11 years and advised Chicago buyers for decades, I understand how much those building-by-building and block-by-block differences matter.

For buyers considering River North, the opportunity is not simply finding a condo downtown. It is finding the right building, location and ownership structure for the way you want to live and the way you want to own.
